Speed matters more than decoration. Most buyers will open the page on a phone, so compress images, avoid auto-playing walkthrough videos and test the page on an ordinary Android phone before launch. A project page that turns visitors into enquiries usually has these elements:
- Above the fold: project name, exact location, configurations (for example 1, 2 and 3 BHK), carpet area range and a starting price or price band
- The MahaRERA registration number and QR code near the top and again in the footer
- A short form: name, mobile number and configuration. Every extra field costs you enquiries
- Click-to-call and WhatsApp buttons that stay visible on mobile
- Floor plans, a map with honest travel times to the nearest station, highway and schools, and dated construction photos
- A site-visit booking option showing available days and time slots
- A thank-you page after the form, so Google Ads and the Meta pixel can record the conversion
Show MahaRERA registration details on every ad and listing
Under the Real Estate (Regulation and Development) Act, 2016, a project that needs registration must not be advertised, marketed or sold until it is registered with MahaRERA, and its advertisements must mention the MahaRERA registration number and the MahaRERA website address. MahaRERA has also directed that advertisements carry the project's QR code. Brokers need their own MahaRERA agent registration and should quote that number on their listings and ads.
For text-only formats such as Google search ads, fit the registration number into the ad text or an asset, and show the full details and QR code on the landing page. MahaRERA issues fresh orders from time to time, so check the current ones or ask your legal adviser before a campaign goes live. This is general guidance, not legal advice.
Apply this checklist to every ad, portal listing, hoarding and WhatsApp brochure:
- Project MahaRERA registration number, readable on a phone screen
- MahaRERA website address and the project QR code wherever the format allows
- Agent registration number on anything a broker publishes
- Only claims you can stand behind in writing: possession dates as registered, amenities as approved, no promised returns
Use Google Ads to reach buyers already searching for projects
Search ads reach people at the moment they look. Add negative keywords from day one, such as rent, PG, resale (if you only sell new stock), jobs and free. Without them, part of the budget goes to people who were never going to buy.
Target by where buyers live, not only where the project is. A Panvel project may draw buyers from Chembur, Thane or the Gulf, so set locations deliberately and read the search terms report every week. - State the location and price band in the ad, so buyers outside your range skip it
- Test click-to-WhatsApp ads alongside forms; a chat the buyer starts is usually a warmer lead

Follow up on WhatsApp within minutes and book the site visit
Property enquiries go cold quickly. A buyer comparing projects often fills several forms in one evening, and the first team to reply with something useful usually gets the visit. Leads for one project arrive from the website, Google Ads, Meta, property portals, channel partners, walk-ins and missed calls. Spread across inboxes, spreadsheets and salespeople's phones, some are never called, some are called by three people, and nobody knows which source produced the bookings.

- Capture leads automatically from every source, tagged with source, campaign and project
- Merge duplicates by mobile number, so a buyer who enquires twice is one record

- Track clear stages: new, contacted, qualified, visit booked, visited, negotiation, booked, and lost with a reason
- Show overdue follow-ups to the sales manager
- Record which channel partner brought each buyer, to avoid brokerage disputes
Set up a Google Business Profile for each staffed sales or broker office
When someone searches for your company name, or for a real estate agent near them in Vashi or Kharghar, Google often shows business profiles and map results above the regular listings. A complete Google Business Profile for a staffed office can be a steady, low-cost source of calls.
Google's eligibility rules matter here. The profile must be for a place where staff meet customers during the hours you list, so a virtual office or an unstaffed site risks suspension. For-sale properties, model homes and vacant flats cannot have their own profile, but a staffed sales or leasing office can. Then get the basics right:
- Choose the closest primary category, such as Real estate agency or Real estate developer, and set the exact map pin
- Keep business name, address and phone identical on the profile, website and directories
- Post real photos of the office, sample flat and site progress, and add new ones regularly
- Ask every buyer who visits or books for a review, without offering anything in return, and reply to all reviews
Measure cost per site visit, not cost per lead
Cost per lead is easy to report and easy to game. A campaign can produce cheap leads that never pick up the phone, while a costlier one brings buyers who actually visit.
Take a made-up example. Campaign A produces leads at half the cost of campaign B, but only one in forty of its leads visits the site, against one in ten for campaign B. Per site visit, campaign B costs half as much. Judged on cost per lead alone, you would have cut the better campaign.

To measure this, keep the source on every lead in the CRM and track these numbers per channel and per campaign:
- Spend
